LERNER COMMENCES PRE-LEASING OF FALLSGROVE CORPORATE CENTER

ROCKVILLE, MARYLAND -   Lerner Enterprises, one of Washington D.C.'s premier real estate developers, has announced the pending ground breaking for the first office building in the new Fallsgrove mixed-use development in Rockville, Montgomery County, Maryland.

The building, known as Fallsgrove Corporate Center located at 1900 Research Boulevard will be a landmark 208,000 square foot eight-story Class "A" office building with world-class appointments.  It will be located at the southwest intersection of Research Boulevard and West Gude Drive.  

Fallsgrove Corporate Center was designed by Weihe Design Group with features including a two-story entry wrapped in soaring glass and steel, the artfully designed lobby with details including granite and terrazzo flooring, water feature, custom wood wall panels and ceiling with dramatic lighting.  The exterior will be wrapped in bands of architectural precast concrete and glass articulated facades.  The building's earth-toned base of masonry and cool tinted glazing will uniquely compliment the site and reflect the sky.  

Building amenities will include a circular drop off plaza in front of the building, a lighted and covered walkway connecting the parking garage to the building, an on-site café & newsstand and an on-site fitness center.

The Fallsgrove Corporate Center is one of three Class "A" office projects being developed by Lerner Enterprises at Fallsgrove.  Lerner will also develop Fallsgrove Executive Plaza, a 230,000 square foot premier office building and a mixed-use project known as the Fallsgrove Village Center, which will contain an integrated 75,000 square foot office building.  Both sites have major frontage along heavily trafficked Shady Grove Road and are ideal corporate headquarters buildings.

Each of these buildings will be located in the newly planned 257-acre mixed-use development in the 270 corridor known as Fallsgrove.  The Fallsgrove masterplan includes over 850,000 square feet of office and R&D space, a mix of over 1350 residential units and 150,000 square feet of retail and restaurant space.

Architects for the first building are the nationally renowned Weihe Design Group of Washington, D.C., the Civil Engineer is Loiderman Associates of Rockville, Maryland.  Lerner Corporation of North Bethesda, Maryland will provide management services, and leasing will be provided by Grubb & Ellis of Bethesda, Maryland.
